Structural Repair of a Garage
A client received estimates of over $13,000 to repair
the roof structure and walls of their garage and some
contractors even suggested tearing down and starting
over. BAC assessed the garage and determined
that the stucco-clad structure was in very good shape
other than the sagging roof structure and bowing walls.
Planning:
- Bob assessed the garage and proposed goals for
the work
(raise roof, straighten walls, add rafters, add
collar ties).
- Bob outlined a detailed project plan for the
work.
- Bob drew simple plans for submission to the city.
- Bob outlined materials and tools required.
- Client had (Bob's) electrician remove wiring.
- Client obtained building permit from the city.
- Client bought materials needed.
- Client found additional "free labor"
(i.e. father-in-law).
Work Effort:
- Bob brought all tools needed that Client did
not already have.
- Bob implemented all safety measures at start
of the project.
- Bob began all tasks and taught Client how to
use tools.
- Client completed all tasks as Bob prepared new
ones.
- Client worked several hours at end of each day
without Bob.
- Client conducted all work on final day after
being outlined by Bob.
Finish Up:
- Client had electrician install wiring, outlets,
lights per Bob's plan.
- Client had garage door installed.
- Client had final inspection from city (after
coaching from Bob).
Final Costs:
$1,400 BAC Labor
$1,600 Materials and Sub-contractors
$3,000 Total (including new garage door)

new garage door)...the cost has been worth every penny.
